Opelousas is the seat of St. Landry Parish and one of the oldest cities in Louisiana, with roots stretching back to the 1700s. Known as the Spice Capital of the World for its deep culinary traditions, this community of about 16,000 people carries a history and character that few cities in Acadiana can match. F & R Air Conditioning has been serving the greater Acadiana region from our Abbeville headquarters since 1956, and Opelousas homeowners have been part of our extended service family for years.
Located about 45 minutes north of our shop, Opelousas sits on slightly higher ground than much of our service area, but that elevation doesn’t spare it from South Louisiana’s legendary heat and humidity. Summers here are long and brutal, with heat index values regularly exceeding 110 degrees from June through September. The combination of that heat and the persistent Gulf moisture that pushes northward across the prairies means every HVAC system in Opelousas works hard for seven or eight months out of the year.
A City with History and Aging Housing Stock
Opelousas has a range of housing, and much of it reflects the city’s long history:
- Historic district and downtown: Some of the oldest residential architecture in Acadiana, including Creole cottages, Victorian-era homes, and early twentieth-century bungalows. These homes have character, but they were built long before central air conditioning existed. Many have been retrofitted over the decades with varying levels of success, and ductwork in these older homes is frequently undersized, poorly routed, or deteriorated.
- Mid-century neighborhoods. Brick ranch homes and small residential subdivisions from the 1950s through the 1970s make up a large portion of the housing stock. These homes typically have aging HVAC systems, original insulation that doesn’t meet current standards, and duct systems that have never been sealed or evaluated.
- Newer development on the edges of town. Growth along US-167 and toward the I-49 corridor has brought newer construction with modern building codes, but even these homes need properly sized equipment and regular maintenance to handle the climate.
The HVAC Challenges in Opelousas
While Opelousas is farther from the Gulf than our coastal communities, it still contends with serious humidity challenges. The surrounding agricultural land (cotton, soybeans, and rice) holds moisture, and the Bayou Courtableau that runs through town adds to the ambient humidity levels.
The practical effects on homes include:
- Indoor humidity above 60% without proper dehumidification, leading to mold, musty smells, and that clammy discomfort that lowering the thermostat won’t fix. Whole-home dehumidifiers make a significant difference in Opelousas homes.
- Higher cooling loads than homeowners expect for a city this far inland. The combination of humidity and direct solar exposure on open lots means systems need to be sized correctly, something our technicians evaluate carefully rather than guessing based on square footage alone.
- Attic insulation deficiencies in older homes that force systems to run longer and harder, driving up energy bills and shortening equipment life.
