Professional Maintenance for a Small Community

What Gets Inspected
For gas furnaces: heat exchanger integrity check, gas pressure test, burner cleaning, ignitor evaluation, flame sensor cleaning, safety switch tests, exhaust flue inspection, and carbon monoxide measurement.
For heat pumps: reversing valve test, defrost system verification, refrigerant charge check, outdoor coil inspection, auxiliary heat strip test, and thermostat calibration.
Both system types: blower motor check, electrical connections, amp draw, and filter evaluation.
Rural Conditions and Your Equipment
Morse is surrounded by rice fields and agricultural land. The standing water in the fields keeps humidity elevated, and the agricultural activity puts more particulates in the air than you’d find in a suburban setting. Both contribute to accelerated wear on heating equipment during the dormant season.
The two biggest findings during fall tune-ups in rural Acadia Parish homes:
Corrosion. Flame sensors, electrical terminals, and control board contacts all develop oxidation during the humid off-season. A corroded flame sensor is the most common cause of a furnace that won’t stay lit, and it’s a standard cleaning item during our tune-up.
Critter intrusions. Rural properties see more wildlife activity in HVAC equipment. Mice, wasps, lizards, and snakes all find their way into heating system cabinets, outdoor units, and exhaust vents. Mud dauber nests in furnace flue pipes are a particular concern because they block the exhaust path and create carbon monoxide hazards. We check every accessible opening.
